It emerges from a survey that the sums made available by the Italians to renovate the house are in second place immediately after the holidays … it is a very significant fact that highlights how important it is to improve the livability and, often, also the safety of the our homes.
Restructuring a home is also making an investment for the future, it can be particularly advantageous by taking advantage of the Bonus and the tax incentives made available by the Government with the 2018 Budget Law.
In this regard, it is useful to know well the differences between the various types in terms of restructuring, both as regards the facilities provided, and for the possible request for Urban Planning Concessions.
Ordinary maintenance (small works)
It includes all those repair work , replacement and installation of building finishes, moving movable walls, improving existing electrical and water systems (in compliance with the regulations), which do not change the external structures and the dimensions of the house and which therefore can be carried out without submitting any request to the relevant Municipality.
This category also includes interventions performed outside the building, for example:
- hardening of the roof and façades (maintaining the characteristics)
- repairs to balconies or outdoor flooring
- repair or replacement of external doors and windows
- maintenance and works green part
- construction of parking spaces at ground level
Extraordinary maintenance (small works)
They are all those works concerning the realization and the modifications to renew or replace structural parts of the buildings or sanitary services and technological services.
For this type of intervention a project is planned, which must be presented to the Municipal Technical Office, accompanied by the Report of commencement of activity.
It is important to verify that the project in question falls within the scope of the Building Regulations.
They include the various interventions of partial or total reconstruction of the building with significant variations and changes of use.
Great works are considered :
- The construction of new buildings and the expansion of existing ones, changing volumes and appearance,
- The installation of mobile and prefabricated houses.
- Creation of parking spaces not relevant.
For this type of intervention it is advisable to contact a competent professional who will take care of the project, also taking care of the bureaucratic process, an aspect not to be underestimated as, for large-scale renovations, the concession of the Municipality is obligatory, with payment of the relative charges .
